The Story of WonderGrove

For too long, Grand Bend Vacant Land in the village didn’t provide much bang for your buck, until a developer created an area where Grand Bend Vacant land owners were allowed to build a larger houses within the same area.  Attention home buyers shopping in downtown Grand Bend and attention builders looking to break into the lucrative beach town marketplace…your search ends here!  Welcome to WonderGrove Court, where you can build your dream home or cottage on an affordable building lot located in the only private and gated subdivision in downtown Grand Bend just a few steps from the 3rd best beach in Canada as polled by Reader’s Digest this year.

Downtown Grand Bend – the locals call it the village.  Some portions of it have earned the name The Jungle, probably not by choice for the property owners in that area, but as of the last decade or so, this rehabilitated and vibrant downtown village sector is the place to be and the place to buy, just a stone’s throw from all of the popular and convenient amenities this town has to offer.

To gain more privacy though, the village area has lost a few cottage hunters in the past who chose the outlying higher-priced subdivisions.  They gave up convenience for extra privacy.  Now, on WonderGrove court, you can have the privacy and peace and quiet of these outlying subdivisions right in the heart of this famous downtown.

And for a price similar to what you might pay for a dated and smaller home in the outlying subdivisions where the property value has inflated dramtically, you can build a brand new house on WonderGrove court.  Up until recently, the 6 remaining building lots in WonderGrove were off the market in a holding period for local builders to construct spec homes.  With the construction market booming, leaving our builders little time for new starts in WonderGrove this spring season, we decided that it made more sense to get the building lots back on the market so that a private buyer can line up a builder for a fall 2015 or spring 2016 start.  Any qualified builder is welcome in WonderGrove, includes buyers that are capable of building their own homes.

Since its inception in recent years, WonderGrove Court has seen 11 of its 17 lots fly off the shelf, with 9 of these lots fully developed with gorgeous homes, 3 of which were recently resold at respectable prices setting new benchmarks in the village market.  If you want to be in the village with no yard maintenance, maximum privacy, and never have to start your car from the moment you arrive at the cottage until the moment you leave, this is the spot, with only 6 building lots still available.  Lot prices are very fair when compared to other local subdivisions, range from 115 to 129 thousand as shown on this map.  Pause the video now to review the prices and sizes, keeping in mind that other Grand Bend building lots will not allow a home as large as Wondergrove because of the tighter setbacks enforced outside of this subdivision.

So, on these lots in WonderGrove, all consuming the same general area as a standard 40’ x 80’ foot village lot, you are able to build a much larger home within this same space because Wondergrove, as a privately gated vacant land condo community, has their own setbacks for new home construction, which are much more forgiving than the applicable setbacks for other residential properties in downtown.  Similar to the outlying private subdivisions in this area, Oakwood, Southcott, Beach O’ Pines, in WonderGrove, you own your land, 100% of it, but you share ownership of the private road and common parking & garden areas with the other residents in your subdivision in turn, allowing for a neighborhood with more substantial homes, more privacy, and more consistency in terms of value when compared to the rest of the village.

Why pay 350 to 400 thousand for an older dated home in the village that has been renovated, when you can build a brand new house on WonderGrove court starting at 375 thousand for a single story 3 bedroom home?  That’s a ballpark number that I have discussed with two different builders. To give you an idea of how this neighborhood has been performing, take a look at these recent sales.  Along the way, you’ll see some testimonial quotes taken from current residents on WonderGrove Court echoing the same value characteristics that I have been discussing in this presentation.

And finally, to give you an idea of what can be done in WonderGrove, I’m going to wrap up this here with a few shots of some of my favorites homes in the suddivision, one of which is currently listed for sale at a stellar price for a 5 Bedroom / 4 Bathroom masterpiece.  Check out 32 WonderGrove court.  Maybe you aren’t up for building a home right now, and if that’s the case, you can get into a brand new 5 bedroom house at in WonderGrove right now court for under 500 thousand.
